City Council Speaker Defends His Comprehensive Planning Bill in First Public Hearing

    Single family zoning may be an issue in other cities, but not in NYC. Only 2.25% of all the residential units in NYC are in single family zoned (R1 or R2) areas. And 92% of those units are areas of Queens distant from any subway, or on Staten Island where there is of course no subway. These areas are at the end of the city’s water/sewer network too.

    I think that some confuse the number of 1-family homes in the city with single-family only zoning rules. Only 26% of NYC’s 1-family homes are in areas zoned only for 1-family homes. I own a 1-family home in an area zoned (R3X) for up to 2-family homes.
