I’m waiting to see what happens when the moneybags at REBNY show up at Councilmembers doors—will they change their minds about this proposal.

What should happen is two fold in nature: enable a tight limit on the real estate brokers’ commission on each sale which is now about six percent of the purchase price. That would lower the overall cost of renting or home buying.

The second thing would be a law that mandates every licensed real estate sales person or broker must report each rental or sale to the Attorney General’s office and maybe even place it in a publicly accessible database.

There must be a way of tracking these real estate deals for possible abuse. Real estate brokers greed is partially responsible for the high costs we see today.

Property sales already appear in ACRIS, the city’s public database of property transactions. Apartment rentals are not listed publicly.

The courts will throw out this obviously unconstitutional law if passed. A property owner cannot legally be forced to even consider an offer they are not interested in. They cannot be forced to sell a property only after certain amount of time.
